What businesses would you like to see?

This is a question to all you all out there! What businesses would you like to see along the Pasao in Nopolo? Take under consideration the vacationers and the locals! We bought our casas in a great area we all know that but the icing on the third story roof tops would be great businesses that we can walk to get? I need you guys to fill in under the comment section of the blog what businesses are needed!?…

Answers to Podcast Questions & your Emails!

These are some questions that I posed to Stacey Boltz VP of Marketing, in Bold & Red are her answers!

On the 4th podcast we had 4 call-ins and 5 guests text messaging questions for LBC/Replay. I will send them the blog content from this podcast. First was the mosquito problem that was caused by the heavy rains. There were great numbers of these bugs and bites were heavy. The first question is: will LBC be notifying homeowners about this in the future and will spraying be done and will the pond on the golf course be treated? I WILL HAVE TO GET BACK TO YOU ON THIS ONE.

Communication on different levels still seems off. Second question: can the monthly news letter have more

info about matters that are of more concern than that the Posadas are 65% complete but still no business (coffee shop, retail, etc.) in sight. How about if some questions be asked by the homeowners and the responses are in the newsletter?  WHICH NEWSLETTER IN PARTICULAR ARE YOU REFERRING TO?  GENERALLY SPEAKING, WE PROVIDE INFORMATION AS APPROPRIATE AND AVAILABLE.  ONCE RETAIL DOES BEGIN TO PROCEED IN A MEANINGFUL WAY, WE WILL SHARE THIS NEWS.  MUCH OF THIS WILL BE DRIVEN BY HAVING ENOUGH PEOPLE RESIDING WITHIN THE COMMUNITY TO SUPPORT THESE INTERESTS.

            Question three: Who is the person in charge of business development for the Paseo? There should be something started to at least have a small market for the basics since this is a walking community. EVENTUALLY YES WE WILL HAVE SOMEONE SOLEY IN CHARGE OF BUSINESS DEVELOPMENT BUT DO NOT AT THIS TIME.  AS FAR AS THE MARKET IS CONCERNED, IT CLEARLY IS PART OF A LONGER TERM PLAN.  HAVING ENOUGH DEMAND WITHIN THE COMMUNITY TO SUPPORT THE STORE WILL HELP EXPEDITE ITS CREATION.

            In regards to the new sales techniques and question four: Why are you underselling all the casas sold to date and throwing in furniture and 2 years of homeowner’s dues and the Cortez Club. WE ARE NOT “UNDERSELLING.”  RATHER WE ARE CLEARLY IN A DIFFERENT ECONOMY AND MARKET.  WE ARE ALL IN A MUCH BETTER POSITION BY CONTINUING TO SELL HOMES THROUGH THIS TIME. SALES INCENTIVES ARE VERY COMMON WHEN MARKET SLOWING OCCURS. 

The last of the questions is:  why is there no one around from LBC/Replay  at the Homeowners’ Weekends? Many wanted someone to be there just to say hi. Many questions could have been addressed very easily and included in the news letter. The team spirit was not there as only one team showed  IN YEARS PAST, PARTNERS HAVE NOT ALWAYS ATTENDED THESE EVENTS.  THEY ARE INTENDED MORE FOR HOMEOWNERS THEMSELVES AND LESS FOR STAFF AND MANAGEMENT. 

My closing comment is we all want the same thing.  We want this community to be the best it can be. Many homeowners have put their retirement dollars into it. Let’s all invest in communications, it’s cheap and renewable!
