<p>On the 4<sup>th</sup> podcast we had 4 call-ins and 5 guests text messaging questions for Replay. I will send them the blog content from this podcast. First was the mosquito problem that was caused by the heavy rains. There were great numbers of these bugs and bites were heavy. <a href="http://nopolonews.com/nopoloblog/wp-content/uploads/2008/11/mosquito.jpg"><img class="alignleft size-medium wp-image-129" title="mosquito" src="http://nopolonews.com/nopoloblog/wp-content/uploads/2008/11/mosquito-464x320.jpg" alt="" width="209" height="151" /></a>The first question is: <strong>will LBC be notifying homeowners about this in the future and will spraying be done and will the pond on the golf course be treated?</strong> Communication on different levels still seems off.</p>
<p>Second question: <strong>can the monthly news letter have more info about matters that are of more concern than that the Posadas are 65% complete but still no business (coffee shop, retail, etc.) in sight. How about if some questions be asked by the homeowners and the responses are in the newsletter?</strong></p>
<p>Question three: <strong>Who is the person in charge of business development for the Paseo?</strong> There should be something started to at least have a small market for the basics since this is a walking community.</p>
<p>In regards to the new sales techniques and question four: <strong>Why are you underselling all the casas sold to date and throwing in furniture and 2 years of homeowner’s dues and the Cortez Club.</strong></p>
<p>The last of the questions is: <strong>why is there no one around from LBC/Replay at the Homeowners’ Weekends?</strong> Many wanted someone to be there just to say hi. Many questions could have been addressed very easily and included in the news letter. The team spirit was not there as only one team showed up!</p>
<p>My closing comment is we all want the same thing. <em>We want this community to be the best it can be. Many homeowners have put their retirement dollars into it. Let’s all invest in communications, it’s cheap and renewable!</em></p>

<p>The second podcast was quite different than the first.  We had 2 guests that texted into the show.  We were up against the last Presidential debate as well as many homeowners getting ready for the Homeowners weekend. But some of the same issues rose up again, COMMUNICATION!?&#8230;</p>
<p>This broadcast sounded much more like a radio show than the first podcast, music at the intro and at the end of the show. Both Randy and myself exchanged questions and comments with the live text messages from the guests who did not identify themselves. My co-host Randy Hall is also my producer. He is picking up quite quickly the issues that face the homeowners of Loreto Bay.</p>
<p>The first order of business was a report about Norbert, the Pacific side Hurricane that the mountains helped to slow down and protect our village. It&#8217;s eye was logged in as 20 miles south of Nopolo. The water damage that crept into the homes, as Anne Fletcher a homeowners who rode out the storm said, was what kept her busy in her home. She reported the great work that Property Management did to collect furniture to put inside and put plastic around where it was needed. They were understaffed but she felt did a wonderful job checking all the homes and opening doors and windows, air drying the homes after the storm blew threw!</p>
<p>We again were not joined by anyone from the Loreto Bay Co. Mike Coyle&#8217;s secretary emailed me that he was busy for a month and maybe if I contacted Mike Ravenhill he would talk. I sent 2 emails and have yet to have a reply. I am beginning to think that Replay stands for &#8220;no reply&#8221;! During the first podcast and the text messages and emails I got from homeowners from the North Bay Group,  it was the single largest number one thing that we all agreed on was, NO COMMUNICATION FROM THE LORETO BAY CO.!  It&#8217;s the lack of response that&#8217;s bothersome, it was agreed last night. If the new regime wanted to shore up the concerns and ease the fears of the Agua Viva people about their community being completed, they should communicate better. If they think they are, its only to themselves! I had a text message from a very worried homeowner that if he paid his money for his house, that money would be used to finish Founders, the Paseo and start the Cortez Club. That&#8217;s why he is holding back his payment on his place. I will be sending this to Coyle and Ravenhill.</p>
<p>I talked about the Yoga classes at the Hotel as well as a wine tasting that will be going on at the next 2 homeowners weekends. The date and times will be posted at the Hotel lobby. There will still be all the other fun things going on at the Hotel as well! I&#8217;m very sorry we&#8217;re mssing the October event but we will be down in Dec. for that HO Weekend.</p>
<p>I also plugged the other pages of the Nopolo News website that the Homeowners are starting to use. The classified section will help folks sell unwanted stuff as well as others that are needing stuff. Check it out for yourself and put something up! Posts will stay up until we are notified that the item is sold or that the want is no longer wanted! I think the classified section will add to the neighborhood and getting things alot easier. Now if we could only have more businesses along the Paseo/Vialidad?</p>

	<itunes:summary>The second podcast was quite different than the first.  We had 2 guests that texted into the show.  We were up against the last Presidential debate as well as many homeowners getting ready for the Homeowners weekend. But some of the same issues rose up again, COMMUNICATION!?
This broadcast sounded much more like a radio show than the first podcast, music at the intro and at the end of the show. Both Randy and myself exchanged questions and comments with the live text messages from the guests who did not identify themselves. My co-host Randy Hall is also my producer. He is picking up quite quickly the issues that face the homeowners of Loreto Bay.
The first order of business was a report about Norbert, the Pacific side Hurricane that the mountains helped to slow down and protect our village. Its eye was logged in as 20 miles south of Nopolo. The water damage that crept into the homes, as Anne Fletcher a homeowners who rode out the storm said, was what kept her busy in her home. She reported the great work that Property Management did to collect furniture to put inside and put plastic around where it was needed. They were understaffed but she felt did a wonderful job checking all the homes and opening doors and windows, air drying the homes after the storm blew threw!
We again were not joined by anyone from the Loreto Bay Co. Mike Coyles secretary emailed me that he was busy for a month and maybe if I contacted Mike Ravenhill he would talk. I sent 2 emails and have yet to have a reply. I am beginning to think that Replay stands for no reply! During the first podcast and the text messages and emails I got from homeowners from the North Bay Group,  it was the single largest number one thing that we all agreed on was, NO COMMUNICATION FROM THE LORETO BAY CO.!  Its the lack of response thats bothersome, it was agreed last night. If the new regime wanted to shore up the concerns and ease the fears of the Agua Viva people about their community being completed, they should communicate better. If they think they are, its only to themselves! I had a text message from a very worried homeowner that if he paid his money for his house, that money would be used to finish Founders, the Paseo and start the Cortez Club. Thats why he is holding back his payment on his place. I will be sending this to Coyle and Ravenhill.
I talked about the Yoga classes at the Hotel as well as a wine tasting that will be going on at the next 2 homeowners weekends. The date and times will be posted at the Hotel lobby. There will still be all the other fun things going on at the Hotel as well! Im very sorry were mssing the October event but we will be down in Dec. for that HO Weekend.
I also plugged the other pages of the Nopolo News website that the Homeowners are starting to use. The classified section will help folks sell unwanted stuff as well as others that are needing stuff. Check it out for yourself and put something up! Posts will stay up until we are notified that the item is sold or that the want is no longer wanted! I think the classified section will add to the neighborhood and getting things alot easier. Now if we could only have more businesses along the Paseo/Vialidad?
