Kaz and Randy discuss and clarify things! First was that we were contacted by Mile Ravenhill the day after the last show in regards to communications by LBC. Mike will be happy to speak to us about the Cortez Club when they get closer to launch. He thinks that Nopolo News will be another way to communicate to the homeowners as long as the information is correct! He wants us all to keep focusing on the final result of our sustainable community that will be realized.
I was joined by a founders couple that text questions that we will answer on the next show. We got an email from another founders couple that I was hopping would call in to discuss the direction of the community! They have seen many resort areas go threw many changes and seen great growth in others.
Then we had an email exchange with Paul Poer the Condo Regime coordinator for LBC:
Kaz; Who is the person that is running things for the HOA regimes?
When can the founder homeowners be able to have HOA meetings and discuss what to do and what is needed?
Paul ; None of the sub-regimes are in operation yet and will not be until common areas are completed and accepted. When this happens the legal steps to bring the sub-regimes into operation will take place ending with an annual meeting and budget approval. I expect E2 will be the first probably in January. We will be reluctant to accept your sub until that community pool is finished. Keep in mind there will be significant increases in monthly assessments once the Developer turns over a sub and stops subsidizing costs.

Paul; We don’t track any expenses the Developer pays directly because that is of little interest. We know the service levels and pricing we believe our homeowners will expect and accept and those are numbers that will be used in the budgets. The Developer does directly subsidize about 50% of direct costs such as security, pest control, trash removal Etc. This based on only charging those homes that are complete $50 a month. Once sub regimes are accepted all homes will pay whether accepted or not. We will not discuss specific dollars until we are closer to turn over and all homeowners have a chance to see their proposed budgets
